Our whole family had been fighting off a nasty cold bug for the past few weeks. But we've turned the corner and are feeling a lot better now. We had a relaxing few days out of town for Thanksgiving, but were glad to get home.
Johnny got to spend the week of Thanksgiving with his Nana and Papa (Mimi's folks) up in Sacramento. The day we drove him up, he told us he wouldn't miss us at all. He requested to watch Frosty the Snowman, which we have on video. He was 2 1/2 when he saw it the last time, and remembered it from last year. We were amazed.

Value of Luxury Houses in California Climb Slightly
California's luxury home values posted slight gains in Los Angeles, San Diego and San Francisco in the third quarter of 2006, according to the First Republic Prestige Home Index.
The index, which has tracked luxury homes since 1985, found:
Los Angeles values rose 0.6 percent from the second quarter of 2006 to the third quarter and climbed 4.4 percent from a year ago. The average luxury home in Los Angeles is now $2.37 million.
San Diego values increased 1.9 percent from the second quarter of 2006 to the third quarter and gained 5.4 percent from a year ago. The average luxury home in San Diego is now $2.18 million.
San Francisco Bay Area values increased 1.1 percent from the second quarter of 2006 to the third quarter and gained 4.0 percent from a year ago. The average luxury home in San Francisco is now a record $2.96 million.
The modest increases are "due to growing inventory, longer sales time, and greater caution among buyers because of the uncertainty in the market," says Katherine August-deWilde, chief operating officer of First Republic.

NAR releases Consumer Home Buying, Selling guides
Most home buying and selling guides are out of touch with market realities. They inevitably recommend that consumers cut their Realtor's commission, or cut Realtors out altogether, to save money. The problem is that it's not practical or profitable to do that in most cases.
The National Association of Realtors has shown through numerous studies that people who buy or sell homes without the assistance of a Realtor inevitably lose money. The median home price for sellers using their own agent was 16 percent higher than homes sold for-sale-by-owner.
Now NAR is telling the story that others won't tell - that there's a better way to buy and sell and it all begins with hiring a good Realtor.
The National Association of Realtors guide to Home Buying and The National Association of Realtors guide to Home Selling are the first official guides from NAR that show consumers how to navigate the complex home buying and selling processes while using the considerable collective data and knowledge from NAR, its members, and other real estate industry experts.

Welcome to Dale Warfel's October Newsletter.
First of all, some personal news...
Took a 3 day weekend trip with the family to South Lake Tahoe. We stayed in a lodge on the lake and have a nice restful stay.
My favorite football team, the San Jose State University Spartans, have a 3-1 win-loss record after this weekend’s victory over San Diego State University. We are looking forward to the Homecoming game versus Utah State University on Saturday, October 14 at Spartan Stadium in San Jose. I’d like to invite those receiving the newsletter to join us for the game and a “Bring-Your-Own-Food” pre-game tailgate on October 14, starting at 12 noon. I’ll provide water/soft drinks. Individual Advance Game Ticket prices start range from $10 for general admission to $20 for Gold Zone seating. The Family Fun Zone costs just $35 for 4 general admission tickets (2 adults, 2 children). Let me know if you’re interested in joining us. Condo Buyers Can Charge Down Payments
American Express is rolling out a plan to allow condominium buyers to charge down payments.
The plan is currently limited to select luxury-condo buyers in New York. American Express is working in partnership with real-estate firm Moinian Group, which has properties in mid-town under construction. But both companies say that this is just the beginning.
Bill Glenn, American Express's head of merchant business, says the move is part of the company's efforts to expand the ways its clients can use its cards.
The companies didn't disclose the terms of the agreement, although Moinian will pay American Express a fee on each transaction. The condo buyer won't be charged an additional fee. American Express says the program is available across all of its cards.
The move comes at a time when more landlords are allowing tenants to pay their rent with plastic. About 15 percent of the rental apartments in the U.S. accept credit-card payments, estimates Matt Golis, chief executive of YapStone Inc.'s Rent Payment, a San Francisco processing firm that works with apartment owners and managers to enable acceptance of credit cards.
Most of its new customers this year are offering to pay the costs incurred by offering credit cards as a payment alternative in order to have a competitive advantage over other properties, he says.

Lease options and the benefits – a tip for sellers
A lease option is an arrangement with you and a seller to exercise the option to buy a house after you have rented it for a specific period. A portion of your rent would apply toward the purchase if the option is exercised. This is referred to as rent credit, which most institutional lenders will accept as part of the down payment if rental payments exceed the market rent and if a valid lease-purchase agreement is in effect, a copy of which must be attached to the loan application.
If you are a seller, lease options can give you several advantages, especially in a slow market. These include a monthly rent higher than market rent, top-market value for the property and tax-free use of the option consideration until the option expires or is exercised. Also, the renter is more likely to treat the property like an owner, tax-free use of option consideration until the option expires or is exercised.
Read any lease-option arrangement carefully for details on transferring the option and other important concerns.

Welcome to Dale Warfel's September Newsletter.
First of all, some personal news...
I participated in Chicago Title’s “Make-A-Wish” Softball Tournament at the Twin Creeks Sports complex. The Keller Williams team had a W-L record of 3-3 over the 3-day tournament.
After going to the doctor and getting the news that my cholesterol and weight were making the doctor concerned enough to suggest dietary changes, weight loss, and possibly prescription medicines, I got serious with my nutrition, diet and exercise. Thanks to a friend’s recommendation to some specific nutritional and dietary products, I’ve shed 12 lbs over the last 6 weeks, cholesterol levels have dropped to well within normal range, I’ve stopped snoring (no more sleep apnea), and my energy level has dramatically increased.
The San Jose State University Football first home game is Saturday, Sept. 9, at 3:00 pm, versus Stanford University. We have 7 home games this year. You are invited to join us at any of the home games. All home games start at 3:00 pm. We always get to the stadium early to tailgate with friends, so let me know if you’d like to join us!

Little Improvement Goes a Long Way in Selling a Home
Centex Homes has begun staffing model homes with actors in hopes of stimulating the once-sizzling San Diego, California-area new-home market.
On a recent Sunday open house, Mom, Dad, and the two kids chatted about Grandma visiting as they interacted with would-be buyers, serving them fresh-baked cookies and showing off their rooms in a $700,000 model home in Ventura County, California.
Centex calls it an “improvisational theatrical model home experience.”
“Think of it as a docented tour, a combo of Williamsburg village and `Desperate Housewives' ”, says Centex's publicist, Jim Garfield. “Staged homes tend to be so cold. We're looking for a way to put the heart back in the home.”
Some home shoppers, including Ventura resident Filomena Silva, thought the idea was an entertaining approach. “It makes you feel right at home,” Silva says, after joining in to sing “Happy Birthday” to Mom.

Showing the House to Potential Home Buyers – Tips from Dale Warfel
Your house should always be available for show, even though it may occasionally be inconvenient for you. Most agents will call and give you at least a couple of hours notice before showing your property. If you refuse to let them show it at that time, they will just skip your house. Even if they come back another time, it will probably be with different buyers and you may have just lost a chance to sell your home.
Homebuyers will feel like intruders if you are home when they visit, and they might not be as receptive toward viewing your home. Visit the local coffee house, yogurt shop, or take the kids to the local park. If you absolutely cannot leave, try to remain in an out of the way area of the house and do not move from room to room. Do not volunteer any information, but answer any questions the agent may ask.
When you know someone is coming by to tour your home, turn on all the indoor and outdoor lights – even during the day. Your house looks more homey and cheerful with the lights on. Do not use scented sprays to prepare for visitors. It is too obvious and many people find the smells of those sprays offensive, not to mention that some may be allergic.
If you have pets, make sure your listing agent puts a notice with your listing in the multiple listing services. If you know someone is coming, it would be best to try to take the pets with you while the homebuyers tour your home. If you cannot do that, It is best to keep dogs in a penned area in the back yard.
Especially if your kitchen trash can does not have a lid, make sure you empty it every time someone comes to look at your home even if your trash can is kept under the kitchen sink.
Not everyone makes his or her bed every day, but when selling a home it is recommended that you develop the habit. Pick up papers, do not leave empty glasses in the family room, keep everything freshly dusted and vacuumed.
Try your best to have it look like a model home.

Bad Appraisals Lead to Big Problems Later
There are concerns that many of the mortgages originated in recent years involved inflated appraisals, leaving homeowners owing more than their property may be worth.
These owners could encounter problems to refinance adjustable-rate loans to avoid higher monthly payments. Meanwhile, sellers might have to slash their asking prices, and lenders could post substantial losses if borrowers are forced into foreclosure.
Much of the problem stems from conflicts of interest, as appraisers are hired by loan officers and mortgage brokers, and appraisers depend on them for repeat business.
These loan officers and mortgage brokers are compensated only for completed transactions, prompting some to pressure appraisers to achieve a particular valuation that will allow a transaction to go through.
Research indicates that brokers orchestrate 50 percent of mortgages, and they are not governed as strictly as lenders at the state level. Inflated appraisals also result from the inclusion of comparative home sales data in the valuations, as it is virtually impossible for appraisers to know if such things as landscaping and closing-cost assistance are included in new-home prices.
As a result of these concerns, Congress is considering increasing regulation of appraisers.

Preparing your house for sale
Buying real estate is often an emotional decision, but when selling real estate you need to remove emotion from the equation. You need to think of your house as a marketable commodity. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.
The first step in getting your home ready to sell is to "de-personalize" it. Therefore, put away family photos, sports trophies, collectible items, knick-knacks, and souvenirs in a box.
The next step is to "remove the clutter". This is the hardest thing for most people to do because they are emotionally attached to everything in the house. However, it does affect the way buyers see the home, even if you do not realize it. Remove clutter that often collects on shelves, counter tops, drawers, closets, garages, attics, and basements.
All your sink fixtures should look shiny and new. Check all the ceilings for water stains. Unless your carpet appears old and worn, or it is definitely an outdated style or color, you probably should do nothing more than hire a good carpet cleaner. Check all of your windows to make sure they open and close easily. For those who smoke, you might want to minimize smoking indoors while trying to sell your home. You could also purchase an ozone spray that helps to remove odors without creating a masking odor. Do not do anything expensive, such as remodeling.
Once you’re done with the interiors, it's time to work on the outside of the house. A homebuyer’s first impression is based on his or her view of the house from the real estate agent’s car. So take a walk across the street and take a good look at your house. Look at nearby houses, too, and see how yours compares.
Once you have prepared your house for sale, then it's time to contact realtors, list your house and have it sold!
